New sprinkler system installation
We start by walking the property and mapping zones by plant type and sun exposure, not just square footage, so turf and beds run on separate schedules instead of one setting for the whole yard. Pipe sizing and head selection follow that same logic — rotors for open turf, spray heads for tighter areas, drip line for beds where overspray would just hit mulch and siding. Every install includes a smart controller that adjusts for rain and season, and a backflow prevention device set up to local code. If a permit or inspection is required in your area, we handle that as part of the job, not an add-on you find out about later.
Irrigation repair & troubleshooting
A soggy patch by the driveway, a zone that never comes on, water pressure that's dropped off across the whole system — each of those points to a different cause, and guessing wrong means paying to dig twice. We trace the line electrically and physically: checking the valve solenoid and wiring first since that's the most common failure, then walking the zone for a visible break or a head that's stuck open and draining the line. Once we find the actual cause, we fix that — not just cap the symptom — and test the zone through a full cycle before calling it done.
Sprinkler head & zone adjustments
Heads drift out of alignment over a season, get buried under mulch or grown over by turf, or start spraying the sidewalk and street instead of the lawn — all of which wastes water and, in some areas, can draw a code complaint. We walk every zone while it's running, not just look at the equipment sitting still, since arc and radius problems are only obvious with water actually moving. Each head gets adjusted for correct coverage, and any that are cracked, clogged, or mismatched to the rest of the zone's pressure get swapped rather than just nudged back into place.
System check-ups & seasonal startup
Spring startup runs every zone through a full cycle looking for leaks, stuck valves, and coverage gaps that developed over winter, and resets the controller's schedule for the season ahead — done before you actually need the system rather than after the lawn's already stressed.
