Entrance and common-area beds rotated on a spring and fall schedule, so the property doesn't sit dormant-looking for half the year while everything around it is in bloom. We plan the rotation around what's actually visible from the road and the main entrance — the beds that shape a first impression get priority — and select varieties that hold up to the site's sun exposure and irrigation coverage instead of whatever looks good on a flat at the garden center. Old growth and spent color get pulled and replaced on schedule rather than left to decline in place.

Property walk-throughs & site audits
Regular walk-throughs catch irrigation leaks, dead or declining plants, and trip hazards before a tenant, board member, or inspector does. Each visit follows a checklist covering turf condition, bed health, irrigation function, hardscape and lighting condition, and any safety concerns like uneven pavers or low-hanging branches over walkways. You get a written summary after each walk-through — what was found, what was fixed on the spot, and what needs a follow-up visit or approval — so there's a record for the board or ownership group instead of a verbal update that's hard to track over time.

Storm & debris cleanup
Priority response after wind and storm events to clear downed limbs and debris from parking areas, walkways, and drainage lines — so the property isn't a liability the next business day. We prioritize storm-affected clients ahead of routine scheduling, since blocked drainage or debris in a parking lot is a hazard, not a cosmetic issue. Cleanup includes checking that drainage inlets and swales are actually clear, since a blocked drain during the next storm can cause real water damage. For larger storm damage — downed trees or significant limb loss — we coordinate cleanup and flag structural tree issues for follow-up.
